Case Study

Cotton Exchange

The Cotton Exchange in Stoke Newington is a unique and exciting warehouse conversion in which 35 loft style apartments have been fashioned from a disused, former clothing factory. These one and two-bedroom apartments, located in the very heart of the town, benefit from an interesting mezzanine level which creates a double height living/dining space and a contemporary, industrial feel. The design scheme celebrates the original architectural features, such as the large metal framed windows and exposed steels within the building. The existing buildings have been sensitively re-clad in brick slips to revitalise the site and make good use of the existing structure and its embodied energy.

With a range of unique apartments within, Cotton Exchange is a rarely available warehouse conversion in the heart of Stoke Newington. With warehouse conversions having become a dying breed in recent years, ‘Cotton Exchange’ offers an extremely exciting proposition in Stoke Newington, Hackney. Formerly a clothing factory, ‘Cotton Exchange’ has been carefully converted into 34 unique and individual apartments.

Resistant Building Products worked with Penlaw on supplying a substrate Base Board for the whole development that could stand the weather conditions during construction and still offer a solid board to fix to a SFS system and carry the brick slip finish across the exterior of the apartments.

After tests with other manufacturers boards Base Board was chosen for the development due to its ease of use and strong fixing qualities with this SFS system and the Base Board product offered a cleaner option to other boards on the market, performed perfectly with the brick slip system and offered a large saving against other boards. Phase two of this development is due to commerce in late 2017 and both the contractor and distributor have confirmed that Resistant Base Board will be the chosen board for the next phases.

This unique development in Stoke Newington provides high quality housing close to local amenities including the train station which provides residents with fast convenient access to Central London.

RDK Drylining commented” Working in London deliveries can be difficult and available storage space onsite is always a significant issue to overcome. Penlaw depots surrounding London hold high volume stocks of Resistant boards and can provide us with a reliable delivery service. After looking closely at all the options open to us with the Penlaw team and subsequently meeting with the London based Resistant contact it made perfect sense to select Base Board for our intended application. The finish we have achieved on this development confirms we made an excellent choice”
